Typical CIF condition package combining roof, boiler and windows for a 2FE primary or equivalent academy site.
What the package looks like
- Roof: typically £180-300/m² of roof area, including warranty-backed membrane and improved insulation to Spec21[Spec21].
- Boiler / heat pump: £85-140k for a 2FE primary moving to ASHP, including buffer tank, distribution and electrical upgrade.
- Windows: typically £900-1,400 per window unit, fitted with trickle vents and improved U-value.
- Builder's work, scaffolding, statutory fees and abnormals: 12-18% of the above.
Per-project ceiling and outcome scoring
CIF 2026-27[CIF] sets per-project ceilings within the bidding round; outcome scoring favours risk-driven condition components (compartmentation, fire safety, RAAC mitigation), high-impact M&E renewals and energy / carbon improvements aligned with Spec21.
Evidence required
