Volumetric modular school cost
Volumetric modular as an alternative to traditional concrete-and-blockwork new-build for school schemes, including the CF25 routes that cover it.
Modular £/m² vs traditional
The cost case is closer than vendor marketing suggests. LGA Bench. 2024[LGA] places typical modular all-in at 94-98% of traditional on equivalent schemes once foundations, ground works, FF&E and external play are included.
Where modular wins commercially
- Programme certainty: factory-fabricated modules arrive to site with fewer weather risks.
- Disruption window: a live-site expansion can be delivered over a shorter summer cycle.
- Quality control: factory acceptance testing replaces in-situ snagging.
- Net Zero compliance: factory production lends itself to fabric-first specifications that meet Spec21[Spec21].
Which CF25 lots cover modular
CF25[CF25] includes specific MMC / off-site lots. Several Tier-1 contractors hold modular capability through subsidiaries or supply-chain partners. SRP[SRP] standard designs are biased toward MMC but not exclusively modular.
